Oltarent supplies all services and can offer you full rental management at competitive prices. From PR of your house on our website until the complete rental management.

We will take care of engaging holiday renters, tracking the availability of your property and the entire rental administration. In addition we will be the primary contact on location for your renter.

What does our rental management provide:

1. Rental Mediation

In rental mediation you can make a choice of the following possibilities:

• The administrative contract (You have already someone who manages your house, cleans, welcomes the renters):
• Listing on our website: www.oltarent.com  and the arranging of promotional activities for your vacation home on several different websites.
  Arranging all administrative affairs such as a rental contract, the rental sum*, the security deposit and keeping the availability calendar for your home up-to-date.
  In short: your house will be presented for a large public so that your house provides more rental income.

• The complete contract (only for properties in Calpe):
• Listing on our website: www.oltarent.com  and the arranging of promotional activities for your vacation home on several different websites.
• Arranging all administrative affairs such as a rental contract, the rental sum*, the security deposit and keeping the availability calendar for your home up-to-date.
• We welcome your renters and will be the first line of communication on location for your guests.
• Supervision of property key.
• The final iinspection after departure of the renters and final cleaning of your home. The costs for the final cleaning will be charged to the renter.
• Attending to the boiler, air-conditioning and/or refrigerator upon arrival and departure of the tenant.
  

* Oltarent provides a strong commitment towards receiving the rental sums yet shall not be held responsible for loss or missed rental income in the event of non-payment or non-performance by the renter.

2. Property Key Supervision (Only for properties in Calpe).

Especially when you let out your property it is important that your possessions are left behind intact and in good condition. Of course it may occur that something is broken, breaks down or doesn’t function properly. We will address these issues with your guests and replace or repair the broken part at cost. These costs will be subtracted from the prepaid security deposit. We are the first line of communication on location for your tenant.

Delivery and subsequent retrieval of the keys are calculated as a separate transaction. If the letting has been arranged by us, the key transfer is without cost.

3. MAINTENANCE SERVICES, MANAGEMENT AND SUPERVISION

Property inspection and supervision during vacancy:

• Visual control, inside and outside, for deficiencies, leaks, calamities, etc.
• Visual control for evidence of damage caused by storms, lightning strike, vandalism, burglary.
• Airing out of the entire home so that mildew development caused by condensation moisture may be avoided or limited. Flushing of toilets and waterworks to avoid bothersome odours.
• Supervision over the switching off of electrical switches and automatic fuses so that defects will be found immediately.
• Supervision of water, electricity and heating.
• Emptying of the mailbox to avoid that any passers-by will get the impression that the home is temporarily vacant.
• Supervision over the condition of the vegetation and the lawn.
• Checking the general state of the garden and the area surrounding the house.
• General preventative check against burglary.
• Immediately informing you if any problems arise and action is required.
  

4. ADDITIONAL SERVICES

Information folder
The compiling of an information folder with the rules of the house, instructions and local sights worth visiting in favour of the tenants of your holiday property.
